Chelsea rarely gives a heating system much room to work with.
Old Chelsea's terraces, the mansion blocks along Chelsea Embankment, and the mews cottages tucked behind King's Road and Sloane Square rarely offer a generous plant room. Utility space is often a single small cupboard or a lower-ground corner, sized for a different era of heating altogether. Many of these properties sit close to Royal Hospital and the wider Brompton streets, where access is on foot rather than by van, and a new system has to be routed discreetly rather than fitted wherever is easiest.
PEP treats each property as its own design problem — planning the plant room, the route in, and the finished routing around the building we're actually working in, not a standard specification carried over from a larger house down the road.
Plan the room, then the system
In a Chelsea property, the space you're given usually decides the specification — so we design to the room first, not the other way round.

Boiler plant & distribution
A single high-output boiler suits many Chelsea terraces; a larger property, or one with awkward plant access, often does better with two smaller units working together.
We choose between a single boiler and a cascade based on demand and the room available, not as a default — a cascade adds output and some redundancy, but only earns its place where there's genuinely the plant space and the load to use it. Hydraulic separation and pumped zone headers are specified where the circuits need decoupling from each other, not fitted as standard on every job.
Hot water & storage
A tall Chelsea terrace with a loft conversion, or a mews house with every room in use, asks more of the hot-water system than its footprint suggests.
We calculate simultaneous demand across bathrooms and kitchens, recovery time and secondary circulation so hot water reaches a top-floor bathroom as quickly as one on the ground floor, then specify unvented cylinders sized to the property with the safety fittings and discharge routes a domestic installation requires.
Zoning, controls & commissioning
A narrow Chelsea terrace with a different function on every floor — reception rooms low down, bedrooms above, a converted loft or lower-ground room at either end — needs zoning that reflects that stacking, not a single thermostat trying to average the whole house. We design the zone valves, sensors and actuators around the real floor plan, wire the electrical interface into the same scope as the pipework, then prove the sequence during commissioning rather than assuming it will work because the parts are specified correctly.

Chelsea utility cupboards and lower-ground plant spaces are often small by modern standards, so we plan the layout — boiler, cylinder, headers and controls — to that exact space at survey stage, choosing compact or wall-hung equipment and a serviceable arrangement rather than assuming a standard-sized plant room is available.
We confirm the access route at survey — doorway widths, stairs, and whether equipment needs to go in by hand rather than trolley — and choose equipment and a delivery sequence that actually fits it. On restricted mews access this can affect which cylinder size or boiler format is practical, which is exactly why it's decided before ordering, not on installation day.
It shouldn't, if it's specified for that from the outset. We select pumps and mountings for the application, isolate pipework from the building structure where it passes through occupied areas, and consider what sits directly above or alongside the plant room — particularly relevant in terraced Chelsea properties where a neighbouring wall may be close by.
We zone by how each floor is actually used rather than splitting the house evenly — a ground-floor reception, upper-floor bedrooms and a converted loft or lower-ground room each get their own valve and control logic, and the sequence is tested during commissioning rather than assumed to work because the parts are specified correctly.
It depends on the demand and the room available, not a fixed rule. A single high-output boiler is simpler and suits many Chelsea terraces; a cascade of two smaller units can suit a larger property, add some redundancy, or fit a space that won't take one large boiler's footprint. We size and recommend based on your survey, not a standard specification.
You get a commissioned, tested system and the documentation to operate and maintain it, including Gas Safe certification and, where electrical work is involved, NICEIC certification for the work carried out. We explain the controls and zoning in person at handover rather than leaving you to work it out from a manual.
