Central heating & plant rooms

Define the system before defining the work

For a Maida Vale heating refurbishment, we start by establishing how the home is heated. An apartment with its own boiler has a different installation boundary from one connected to communal plant. PEP reviews the relevant arrangement and the rooms you intend to change before preparing a scope. This prevents a room-level refurbishment from being described as work on building equipment that is outside the project.

01

Plan distribution within the apartment

Where an individual heating system is involved, we consider the proposed room layout, existing pipework and the equipment being retained. Compact service spaces need a practical arrangement with accessible connections. Pipe routes should be coordinated with plumbing and electrical first fix, especially when floors or enclosures will be renewed. The owner or project manager can arrange access to any relevant common areas identified during the assessment.

02

Make installation and completion responsibilities explicit

The proposal sets out the private distribution work, associated equipment and agreed commissioning. It identifies retained parts and the boundary with any shared installation. We discuss the building programme, household interruption and the responsibilities for making good before the work starts. Handover should leave the owner with an understandable arrangement and the relevant records for the actual work carried out inside the agreed scope.

Your questions

Planning the work

Do you assume the radiators form a private heating system?

No. We establish how they are supplied before defining work. Shared provision needs its own coordination and cannot be treated as an individual boiler circuit by assumption.

Can new pipe routes be coordinated with a complete flat refurbishment?

Yes. Early planning with the other trades helps establish the private installation routes before floors and finishes are closed.
