A boiler replacement should leave you with dependable heating, well-matched hot water and equipment that can be maintained without dismantling the room around it.

PEP installs and replaces boilers in Paddington, Bayswater, Lancaster Gate and neighbouring W2 streets. We plan the complete installation: the appliance, retained heating circuit, controls, flue, condensate drainage and the practicalities of working inside your property.

Whether you are replacing a boiler in a converted flat, updating a maisonette or coordinating a wider refurbishment, we establish what the installation needs before recommending what to buy.

Registered installers. Long-term cover.

Vaillant & Viessmann Registered Installers

Vaillant

Up to10years

Vaillant — up to 10 years’ manufacturer guarantee

We install current-generation Vaillant boilers, including qualifying ecoTEC plus models with up to 10 years’ cover. The required Boiler Protection Kit, eligible installation and manufacturer registration form part of the qualifying package. See Vaillant’s guarantee information.

Up to12years

Viessmann — up to 12 years’ manufacturer warranty

Selected Viessmann Vitodens installations can include up to 12 years’ manufacturer cover. The term depends on the model and registration package; it is not a blanket promise across every boiler in the range. See Viessmann’s warranty options.

For qualifying installations, PEP includes the agreed extended cover without a separate warranty surcharge. Your quotation identifies the appliance, cover period and conditions. Annual servicing remains necessary under the manufacturer’s terms and is not included unless expressly stated. Manufacturer cover does not automatically extend to every existing radiator, valve or pipe in your home.

The building comes first

A replacement that works within your property

In a W2 conversion, the boiler may sit inside fitted kitchen furniture, serve radiators across several levels or use a flue route established long before the current layout. In a managed apartment, access arrangements and responsibility for shared services can be just as important as the appliance specification.

We separate three decisions: whether replacement is justified, whether the boiler should stay where it is, and whether the existing hot-water arrangement still suits you. A cold radiator alone is not evidence that the boiler needs replacing.

If the work involves a new kitchen, bathroom or altered pipework, our plumbing installation service in Paddington can be coordinated with the heating work before finishes are completed.

Establish the system boundary

Your own boiler, or a shared building heating system?

Before arranging a replacement, establish what actually supplies your heating and hot water. An apartment may have its own gas boiler, or it may receive heat from communal equipment through a heat interface unit, often called an HIU.

These are different systems. An HIU is not a domestic gas boiler, and work involving communal services needs the appropriate building-management input.

For homes around Paddington Basin, Merchant Square and Paddington Central, we check the actual arrangement rather than assume it from the address. A photograph of the equipment and any information from your managing agent can help establish the correct starting point.

Heating and hot water, considered together

Combi, system or regular: choose for the actual demand

System boiler & stored hot waterChoose the arrangement around actual demand.

System boilers with stored hot water

Where several outlets are used together, a system boiler and appropriately sized cylinder may be a better fit. Cylinder capacity, recovery, available space and the water supply all matter. Our unvented hot-water conversion guide explains when a mains-fed stored-water arrangement is worth considering.

Combi boilers for suitable mains-fed homes

A combi provides heating and heats domestic hot water on demand, removing the need for a separate hot-water cylinder. It can suit a flat or smaller home where space is valuable and simultaneous hot-water demand is modest.

We assess incoming water flow and pressure, shower requirements and likely overlapping use. A more powerful boiler cannot compensate for an inadequate incoming water supply. If you are considering removing a cylinder and tanks, read our guide to converting a conventional system to a combi.

Regular boilers where retaining the arrangement makes sense

A suitable heat-only boiler can remain a sensible option when the existing cylinder and associated system are serviceable. Conversion is a choice to assess, not an automatic requirement. Heating output is considered against the building’s heat demand rather than simply copying the rating of the old appliance.

Compact does not mean inaccessible

Boiler cupboards, flue routes and planned relocation

Cupboards. Connections. Clearances.A neat fit, with room to maintain it.

Fitting inside a cupboard is not the same as being properly accessible.

We check manufacturer clearances, room for inspection and maintenance, access to connections and the relationship between the boiler and surrounding joinery. A compact appliance still needs a workable installation space.

Flue routing is assessed for the proposed model, including its termination, nearby openings and any concealed sections. An existing flue is not assumed reusable just because a replacement boiler occupies the same position.

We also assess the gas supply and a suitable condensate route. Where relocation would create difficult drainage, extensive opening-up or expensive external access, those consequences belong in the proposal before work starts.

Leaseholder or freeholder consent may be relevant in managed buildings. Listed-building and planning requirements are separate considerations, particularly where external alterations are proposed; the Planning Portal’s boiler guidance explains why the property and proposed work need checking.

Assess. Clean. Protect.

Prepare the system the new boiler will serve

Heating circuit preparationPrepare what stays. Protect what is new.

Replacing the appliance while ignoring dirty water, leaking valves or poorly circulating radiators leaves important problems unresolved.

Our boiler installation package includes a full-system PowerFlush, subject to assessment of the existing private heating circuit and its suitability. We identify fragile components, known leaks or other limitations before agreeing how the system will be cleaned and protected. Powerflushing is not presented as a cure for every heating fault or a universal legal requirement.

System protection, suitable water treatment and checks on circulation support the new installation. Existing radiators can often remain where their condition and performance are suitable. Where rooms heat unevenly, we investigate the cause rather than automatically recommending replacement throughout.

Compatible equipment. Considered settings.

Controls selected with the boiler, not added as an afterthought

Controls that suit the installationA connected system, not just a connected thermostat.

A thermostat should do more than look good on the wall. Its compatibility, connection and settings determine how it works with the boiler and the rest of the heating system.

We specify controls around the selected appliance, household routines and any radiator or underfloor-heating zones. Where supported, compatible modulating controls allow the system to respond more closely to demand rather than relying solely on simple on/off switching.

Retained wiring and existing controls are assessed before promising full functionality. App access is useful, but it does not by itself establish compatibility. Our smart heating controls guide explains the choices in more detail.

Understand the complete installed price

What affects boiler installation costs in Paddington?

The useful comparison is the cost of a complete, specified installation, not the appliance price alone.

A replacement in the existing position can involve a different scope from moving the boiler, converting to a combi or adapting a flat with restricted access. We set out the proposed work so you can see what the price covers:

  • The boiler, model-specific accessories and agreed manufacturer cover.
  • Flue, condensate and any necessary gas or water pipework alterations.
  • Controls, system cleaning and protection.
  • Removal of agreed redundant equipment.
  • Testing, commissioning, applicable notification and manufacturer registration.

Scaffolding, specialist access, opening-up, making good and work involving shared infrastructure are identified separately where relevant. If something cannot be established without further inspection, we explain the uncertainty rather than disguise it inside a headline price.

Survey. Installation. Handover.

From first enquiry to a properly handed-over system

  1. Establish the brief

Send your postcode, property type, existing boiler details and what you want to improve. Useful photographs include the closed boiler, surrounding cupboard and accessible pipework. There is no need to remove covers or reach difficult external areas.

  2. Survey and agree the scope

We assess the system, confirm the proposed equipment and check installation routes. Access restrictions, permissions and any associated building work are considered before agreeing the programme.

  3. Prepare and install

Gas Safe registered engineers carry out the gas installation work. We prepare the heating circuit and complete the agreed appliance, pipework and control connections. The expected interruption to heating and hot water is discussed in advance.

  4. Commission and explain

We test and commission the installation, check heating and hot-water operation, set up the controls and explain everyday use. Handover includes the relevant commissioning information, manufacturer registration and applicable Building Regulations notification arrangements. These are separate from any planning or landlord approvals.

The installation itself is only part of the programme. Equipment availability, building access and permissions can affect the overall lead time, even where the physical replacement is straightforward.

Before booking the work

Questions about boiler replacement in Paddington

How much will my installation cost?

We quote against the proposed appliance and actual work required. The existing location, flue, pipework, controls, cleaning and access all affect the total. An equipment-only price does not describe a complete replacement.

Can you replace a boiler in a leasehold flat?

Yes, where it is a suitable private installation. We establish access requirements and identify work that may need freeholder or managing-agent consent before the programme is agreed.

What if my apartment has communal heating or an HIU?

Tell us at enquiry stage. This is not the same job as replacing a private gas boiler, and the building’s maintenance responsibilities need clarifying before work is proposed.

Can the new boiler stay in the existing cupboard?

Often, provided the chosen model, clearances, connections and future service access are suitable. The cupboard’s external dimensions alone are not enough to confirm this.

Can you move the boiler or reuse the existing flue?

Relocation may be possible after checking all necessary routes and permissions. Flue reuse is assessed against the specific appliance and manufacturer requirements, not assumed from appearance.

Would a combi provide enough hot water?

That depends on the incoming supply, required delivery temperature and simultaneous demand. We assess these before recommending a combi or a boiler with stored hot water.

Is a full-system PowerFlush included?

Yes, within our boiler installation package, subject to system assessment and suitability. Any limitations, necessary repairs or alternative preparation are explained in the agreed scope.

Will I receive the full 10 or 12 years of cover?

The quotation confirms the exact term: up to 10 years for qualifying Vaillant installations or up to 12 for selected Viessmann installations. Required equipment, registration and servicing conditions apply.

How long will I be without heating and hot water?

We explain the anticipated shutdown once the scope is assessed. Conversions, relocation and building-access restrictions can require a different programme from a replacement in the same position.

Do you also cover Bayswater and Lancaster Gate?

Yes. We cover these areas and neighbouring W2 addresses, including Connaught Village. Send your postcode and a brief description of the installation you are planning.
