Replacing a boiler in Earl’s Court is rarely just about choosing a new appliance. The existing cupboard, the route through the building, the water supply and the way your household uses hot water all influence what will work properly.

PEP designs and installs boiler replacements for flats, maisonettes and houses throughout SW5. From a straightforward replacement near Nevern Square to a system conversion during a refurbishment around Philbeach Gardens, we plan the complete installation: boiler, pipework, controls, system cleaning and commissioning.

We are Vaillant and Viessmann Registered Installers, offering extended manufacturer cover at no additional warranty charge on qualifying installations.

Tell us what you have now, what needs to improve and whether the boiler is staying in the same place. We will help you establish the right scope before you commit.

The boiler. The installation. The cover.

Vaillant & Viessmann Registered Installers

The manufacturer matters. So does the way the boiler is selected, installed and set up.

PEP installs current Vaillant and Viessmann boilers, matching the appliance to the property’s heating demand, hot-water requirements and available installation space. We also specify compatible controls and the components needed to complete the installation correctly.

For qualifying PEP installations, the agreed extended manufacturer guarantee or warranty is included without a separate warranty charge to you.

The exact period depends on the selected model and installation package. Your quotation identifies the cover included, and we arrange the relevant installation registration.

Continued cover remains subject to the manufacturer’s terms, including servicing requirements. Annual servicing is separate unless expressly included in your agreement.

Our recommendation starts with suitability: a boiler that fits the building, serves the household and can be maintained properly throughout its working life.

The property sets the brief

Boiler replacement planned around Earl’s Court properties

A converted flat off Earl’s Court Road can present different installation challenges from a house near Earl’s Court Square or an apartment in a managed block.

The appliance may sit behind fitted kitchen doors. The flue may pass through concealed spaces. Access may involve communal stairs, restricted working hours or arrangements with a managing agent. Existing radiators and pipework may also be older than the boiler being removed.

Heating engineer measuring the available service space around a boiler in an open cupboard.
Before specifyingMeasure the space. Plan for future access.

Before recommending a replacement, we assess:

  • The existing boiler, heating arrangement and hot-water storage.
  • Available space, manufacturer clearances and future servicing access.
  • Gas supply, heating connections and condensate drainage.
  • The flue route, termination and access for inspection.
  • Water-supply performance and simultaneous hot-water demand.
  • Access, protection of retained finishes and relevant building restrictions.

Where a property has communal heating or shared infrastructure, we establish the system boundaries first. An individual boiler replacement may not be an appropriate independent project.

If your work also includes bathrooms, kitchens or new pipework, our plumbing installation service in Earl’s Court allows those requirements to be considered alongside the heating.

Define the work before it starts

Keeping the boiler, moving it or changing the system?

These are three different projects. Understanding which one you need makes the quotation more useful.

Changing the layoutResolve the new routes before the finishes.

Replace the boiler in its existing position

Keeping the same location can reduce alterations, provided the position remains suitable.

We check the connections, cupboard dimensions, flue arrangements and drainage rather than assuming everything can be reused. A new appliance can have different connection positions, clearance requirements and approved flue components.

This approach often suits a property where the current system works well in principle, but the boiler needs replacement.

Relocate the boiler

Moving a boiler can release kitchen space or support a revised layout, but it also changes the installation.

The new position needs suitable routes for gas, heating pipework, electrical connections, condensate drainage and the flue. Access for servicing must remain practical after cupboards and finishes are completed.

We identify these requirements before the proposed location becomes fixed in the kitchen or refurbishment design.

Convert the heating and hot-water arrangement

Changing from a conventional system to a combi may remove the need for a hot-water cylinder and associated storage tanks. However, it is only a good solution when the available water supply and household demand support it.

Where stored hot water remains beneficial, retaining or upgrading the cylinder may be the better route.

Our conventional-to-combi conversion guide explains the decisions involved.

Heating and hot water, considered together

Choosing the right boiler for your SW5 home

System boiler & stored hot waterSelect the complete arrangement.

System boilers: heating with stored hot water

A system boiler works with a separate hot-water cylinder. This can suit households with greater or overlapping hot-water demand, provided the cylinder and wider installation are correctly specified.

For homes retaining an unvented cylinder, its condition, controls, safety arrangements and compatibility form part of the assessment. Stored volume and recovery performance matter alongside boiler output.

Combi boilers: useful space savings, with supply-dependent performance

A combi heats mains water as it is needed, without a separate hot-water cylinder. It can be a practical option for a flat or smaller home where space is valuable.

Selection still depends on measured water-supply performance and how outlets are used. A single shower and occasional kitchen use create a different demand from two bathrooms operating together.

A larger combi cannot create an adequate incoming water supply where one is missing. Where performance is poor, we investigate the supply restrictions rather than treating boiler output as the whole answer.

Regular boilers: retaining a suitable existing arrangement

A regular, or heat-only, boiler may be appropriate where retaining the existing system is justified.

We examine the condition of the associated components and explain whether keeping the arrangement offers a sound outcome or simply postpones other necessary work.

Small details. Significant consequences.

Flues, cupboards and permissions: resolve the details early

A boiler that fits must also remain serviceable

An appliance fitting inside a cabinet does not automatically make the location suitable.

Manufacturer clearances, access to components, pipework and future removal all need consideration. Where joinery is being altered, we coordinate the required space before it is closed in.

The existing flue route needs assessment

A replacement boiler must use an approved, compatible flue arrangement. Existing components cannot simply be assumed suitable for a new appliance.

We assess the route and termination, including relevant openings, boundaries, access and any concealed sections. In managed buildings, changes affecting shared areas or the external appearance may require coordination.

Condensate needs a suitable drainage route

Condensing boilers produce condensate that needs correctly specified drainage. The route, materials and exposure to freezing conditions are considered as part of the installation design, particularly when relocating an appliance.

Building consent and technical compliance are separate

Lease conditions or managing-agent requirements may apply independently of planning and Building Regulations.

Properties within conservation areas or with listed status can introduce additional considerations, particularly where external features are affected. These are address-specific checks, not assumptions we apply to every SW5 property.

Where approval is needed, it should be resolved before the relevant work begins.

A complete scope, clearly explained

What your PEP boiler installation includes

Close-up of boiler service connections, copper pipework and a separate white plastic condensate drain.
Installation detailThe connections matter as much as the appliance.

Your written quotation sets out the complete agreed scope, including the appliance and supporting work needed to deliver a functioning installation.

We make clear how the project addresses:

  • Removal and disposal of the replaced appliance.
  • The new boiler and specified installation accessories.
  • Required gas, heating, water and condensate alterations.
  • The approved flue arrangement.
  • Compatible heating and hot-water controls.
  • System cleaning and protection.
  • Testing, commissioning and operating settings.
  • Manufacturer registration and applicable installation documentation.
  • Handover and explanation of the controls.

Access equipment, substantial joinery alterations, decorating and other making-good work are identified separately where relevant. You should know what is included before installation starts.

Prepare the circuit for a new boiler

Full-system cleaning is part of the job

System preparationAssess, clean and protect the heating circuit.

PEP’s boiler installation offer includes a full-system PowerFlush, with the existing installation assessed beforehand to confirm suitability and the appropriate cleaning approach.

Fragile components, existing leaks or unsuitable sections need attention rather than aggressive treatment without assessment. Any resulting change to the work is explained before proceeding.

Cleaning is followed by the specified system protection. A new boiler should not be connected to an existing heating circuit without considering what is circulating through it.

More than a thermostat

Controls selected for the actual system

Heating engineer setting up a wall-mounted heating controller beside a completed boiler installation.
Compatible controlsSet up the system around the way it will be used.

We consider how the boiler communicates with its controls and how the property’s heating circuits operate.

Depending on the installation, this may include compatible modulating controls, weather compensation, separate heating zones or coordination between radiators and underfloor heating.

A thermostat having an app does not, by itself, establish full compatibility with every boiler. We select the control arrangement around the specified equipment.

Our smart heating controls guide explains the options in more detail.

The cost follows the scope

What affects boiler installation cost in Earl’s Court?

Two properties can require the same boiler but very different installation work.

The main cost factors include:

  • Boiler model and the agreed manufacturer-cover package.
  • Same-position replacement versus relocation.
  • Flue length, route and access requirements.
  • Necessary gas-supply or pipework alterations.
  • Cylinder retention, replacement or removal.
  • Controls, zoning and electrical alterations.
  • The condition of the existing heating system.
  • Building access and agreed working arrangements.
  • Associated making good or specialist access equipment.

We provide a written quotation with clear inclusions, exclusions and VAT treatment.

Where inspection identifies a condition that cannot reasonably be established from photographs, we explain what needs checking before a firm scope can be agreed. This is particularly important where routes are concealed or works affect shared parts of a building.

Five coordinated stages

From first enquiry to a commissioned system

  1. Tell us about the property

Send the full postcode, the existing boiler make and model, and a short description of the problem or planned upgrade.

External photographs of the boiler, accessible pipework and any cylinder can help. Please do not remove appliance covers to take photographs.

  2. Survey and specification

We assess the installation, discuss household requirements and establish whether replacement, relocation or conversion is appropriate.

The specification includes the supporting work, not just the boiler model.

  3. Agree the scope and programme

You receive a written proposal identifying the installation package, manufacturer cover and any relevant exclusions.

We also discuss access and the expected interruption to heating and hot water.

  4. Installation and commissioning

Once installed, the boiler and associated system are tested and commissioned. Controls, operating settings and system performance are checked as part of the handover process.

  5. Documentation and explanation

We explain how to use the installation and provide the relevant records.

Commissioning records, Building Regulations notification where applicable, and manufacturer-cover registration serve different purposes. We make clear what documentation relates to your installation.

Before booking the work

Boiler installation in Earl’s Court: your questions answered

Can the new boiler stay in my existing kitchen cupboard?

Often, but the position needs checking against the selected appliance’s installation and servicing requirements. We also assess the flue, pipework and drainage. The cabinet may need alteration even where the boiler itself fits.

Will a more powerful boiler improve my shower pressure?

Not necessarily. Shower performance also depends on the incoming supply, pipework and other outlets operating at the same time. We assess those conditions before recommending an appliance. Increasing boiler output does not remove a restriction in the water supply.

Should I remove my hot-water cylinder?

Only if the replacement arrangement suits your household. A combi can free up space, but stored hot water may be preferable where demand overlaps or several bathrooms are used. We explain the practical advantages and limitations of both approaches.

Do I need permission from my freeholder?

Your lease and the proposed works determine that. Consent may be relevant where alterations affect shared parts, external walls or other controlled elements. We identify installation details that may need to be discussed with the freeholder or managing agent.

How long will I be without heating and hot water?

This depends on the scope and condition of the existing installation. A same-location replacement differs from a relocation or full system conversion. We discuss the expected interruption before booking rather than promising the same completion time for every property.

Is extended Vaillant or Viessmann cover included?

Yes. Qualifying PEP installations include the agreed extended manufacturer cover without a separate warranty charge. The exact term is confirmed with the selected model and package. Manufacturer conditions apply, including ongoing servicing requirements.

Do I have to replace the boiler because it is old?

Age alone does not decide the answer. Condition, reliability, parts availability and suitability for your needs also matter. If the immediate problem may be repairable, we explain that before treating replacement as the only option.
